Jensen Bowers as Town Planning consultants were successful in securing a Development Permit for a 30 storey office building within the heart of the Brisbane CBD, approved in December 2017. Jensen Bowers were able to maximise the development potential of the highly constrained site by achieving 18 storeys above the City Plan’s prescribed limit through a considered and consultative approach. Of significance is the retention and refurbishment of the historic Grosvenor Hotel to remain as a place for entertainment. The building has been carefully designed with regard to its proportion, alignment, level of detail, landscaping and materials to achieve a result that respects and retains the integrity of the 130 year old heritage place. As a result, the proposal responds very well to Council’s New World City Design – Buildings that Breathe Guide through providing a design response that embraces Brisbane’s subtropical climate and outdoor lifestyle. The development will also increase supply of commercial office space, and dining and entertainment uses, including restaurants/bars, which are needed for the continued strong growth of Brisbane’s CBD.
Other aspects of the design include two penthouse apartments, a rooftop bar with views over the Brisbane River, 2 storey podium void above the hotel as a breakout space, generous bicycle parking and end of trip facilities.
